Flooring on Stairs: Why It Costs More Per Step Than Per Square Foot
Stairs are priced by the step, not by the square foot, and for good reason. What a tread and riser job actually involves, why nosing is the hard part, and what happens to riser height when you add flooring on top.
Stairs are quoted per step rather than per square foot because a staircase holds a small amount of floor area and a large amount of labor. A flight with fourteen steps might contain less surface than one bedroom, and take longer to finish. Every step is a separate small installation with two visible faces, a shaped front edge, and no tolerance for being a quarter inch off, and none of it can be cut on a table and dropped in.
Why do stairs cost so much more than the same area of floor?
Because a staircase is not a floor. It is fourteen or so individual assemblies, each needing its own measuring, cutting, fitting and finishing, and each one visible from three directions.
On an open floor, a plank gets cut to length and set down, and small variations disappear under the next row. On a stair, every tread has to be scribed to fit between the skirt boards or the walls on each side, which are rarely parallel and rarely square. The riser, the vertical face beneath it, is a second piece needing its own fit. Then the front edge of the tread needs a nosing, which is a shaped piece that overhangs the riser below.
That is three fitted components per step, and if a stair has a turn, winder steps or a landing, those steps are not rectangular at all. A winder is a wedge, and each one is a different wedge. There is no repeating cut to speed up.
Stairs are also unforgiving in a way floors are not. A gap of a sixteenth of an inch on a bedroom floor sits under a baseboard and nobody ever knows. The same gap on a stair tread is at eye level for anyone walking down.
What is stair nosing, and why does it matter so much?
The nosing is the rounded or shaped front edge of each tread, the part that overhangs the riser. It takes the most wear of any surface in the house and it is the part most likely to be done badly.
It matters for two reasons. Structurally, it is the edge every foot lands on, so it takes concentrated wear and impact. If the nosing is a separate strip that has been glued on rather than being integral to the tread or properly fastened, it works loose over time, and a loose nosing on a stair is not a cosmetic problem.
Visually, it is the line your eye follows down the whole flight. Fourteen nosings in a row that are all consistent look right. One that projects differently, or a run where the profile changes because two batches of material did not match, reads as wrong even to someone who cannot say why.
Material choice affects this heavily. Hardwood and engineered products generally have matching nosing pieces made for the purpose. Vinyl plank does not have an integral solution in the same way, which is the main reason stair installations in LVP need more thought than the same material on a flat floor.
Can you put luxury vinyl plank on stairs?
Yes, but it needs a proper stair nosing system and full adhesion, and it is not the same installation as the floor it matches.
The complication is that LVP is usually installed as a floating floor on the level areas of a house, and a floating installation is wrong on a stair. Planks on a stair must be fully bonded to the tread beneath them. A floating plank on a step has nowhere to go and nothing holding it, and it will move underfoot.
The second complication is the edge. Because vinyl plank is thin and flexible, the front edge needs a manufactured stair nose profile designed for that product and thickness, colored to match. That piece has to be sourced with the flooring, not improvised afterward. Ordering the flooring first and working out the stairs later is how a job ends up with a nosing that does not match the plank.
Get the product’s own guidance on stair use before committing. Not every plank is warranted for stairs, and the details of adhesive and nosing come from the manufacturer rather than from general practice. Most LVP failures come down to installation rather than the plank, and stairs concentrate every one of those variables into a small area.
What happens to the step height when you add flooring on top?
Adding material to the treads raises each step by the thickness of that material, and that changes the riser heights, which is the part most people never think about.
Work through it. If you add half an inch of new flooring to every tread, each step is still the same height as the one above and below it, because they all rose together. But the very first step up from the floor below and the last step onto the floor above are measured against surfaces that may not have changed by the same amount. If the downstairs floor got new material and the upstairs floor did not, the top and bottom risers are now different from all the others.
Building codes require the risers within a flight to be close to uniform, and the exact tolerance is set by the code your local building department enforces. It is worth knowing rather than discovering, because a top or bottom step noticeably different from the rest is both a code question and a genuine trip hazard. People walk stairs by rhythm, not by looking.
This is the same category of problem as getting floor heights to match at transitions between rooms, except that on a stair the consequence of getting it wrong is someone falling rather than a threshold that looks untidy. Plan the whole path, including what happens at the top and the bottom, before the first tread goes down.
What about carpeted stairs being converted to wood?
This is one of the most common stair projects, and what you find under the carpet decides how much work it is.
Stairs built to be carpeted are often not built to be seen. The treads may be construction-grade lumber or plywood, since the carpet was always going to cover them. The risers may be rough. There may be no nosing at all, because carpet wraps the edge and does not need one. Staples and tack strips have to come out, and the holes they leave are in a surface that is about to become visible.
There are two honest routes from there. Retread, which means removing the existing tread surfaces and installing new solid treads and risers, and is the better result. Or cap, which means installing a thinner tread cap and riser over what is there, which costs less and adds height to each step, bringing back the riser question above.
Nobody can tell you which applies until the carpet comes up on at least a couple of steps. Any quote given without looking under the carpet is an estimate of a job nobody has seen yet, which is the same situation as subfloor problems found once an old floor comes up.
Do the stairs have to match the floor?
No, and there are good reasons to go either way. Matching reads as continuous. Contrasting makes the step edges easier to see, which is a genuine safety consideration.
Where the floors upstairs and downstairs are different materials, the staircase has to belong to one of them or act as its own element. A common resolution is to match the treads to the upper floor and paint the risers, which gives a clean look and reduces the material and labor on the riser faces.
Painted risers are worth considering for a practical reason as well as a visual one. A white riser takes scuffs from shoes and shows them, but it is easy to touch up, whereas a damaged wood riser is not. Since we do the paint and the floors in a lot of the same houses, the riser is one of the few places where the two trades meet on the same component, and it is easier to get right when the color and the flooring are decided together rather than months apart.
What should I ask before booking stair work?
Ask what happens at the top and bottom step, what the nosing detail will be, and whether the price is per step and what that step price includes.
Specifically: is the quote per step or for the flight, and does it include both tread and riser. What is the nosing, and does it come from the same manufacturer as the flooring. What is the plan if the treads underneath turn out to be unsuitable. How are winder or landing steps priced, since they take longer than straight ones. And how long is the staircase out of use, which matters more than people expect in a two-storey house with one flight.
That last one is worth planning around. Unlike a bedroom you can close off, a staircase in use is the only route between floors.
