Why Luxury Vinyl Plank Floors Fail, and Why It Is Almost Never the Plank

Vinyl plank buckling, gapping or peaking at the seams almost always traces to how it was installed. What goes wrong with subfloor flatness, acclimation, expansion gaps and moisture, and what to ask an installer before work starts.

A vinyl plank floor that is buckling in the middle of a room almost always has nowhere to expand into. The plank grows with heat and humidity, and if it was installed tight against the walls, cabinets or door frames with no room to move, that growth has to go somewhere. It pushes up. That single mistake, a missing expansion gap, is behind most of the “my floor is lifting” calls we get. Subfloor flatness is the other big one, though it shows up differently, as peaking or separating seams rather than a broad hump. Both are installation problems. The plank itself is rarely the reason a vinyl floor fails.

Subfloor flatness is the number one cause of LVP problems

A floating plank floor rests on top of the subfloor without being fastened to it, so any dip or hump in that surface transfers straight into the floor above. Cross a low spot and the plank has nothing supporting it in that stretch, so it flexes every time someone walks across it. Cross a high spot and the plank rocks over it like a see-saw. Either way, the click joints connecting one plank to the next are taking load they were never designed for, and they work loose. That is what turns into a peaked seam, a gap that opens between planks, or a section that separates entirely.

Does the old floor being fine mean the subfloor is flat enough?

No. A cushioned product like carpet or a thick vinyl sheet can sit on top of an uneven slab for years without showing it, because the padding or the material’s own give absorbs the irregularity. A rigid-core plank has almost no give. It bridges a dip instead of following it, and a slab that never caused a problem under the old flooring can fail a flatness check the same afternoon the old floor comes up. The condition of the previous floor tells you nothing about what is underneath it. Only a flatness check, done once that old floor is out, does.

Acclimation is a condition, not a wait in the wrong place

Vinyl plank has to reach the temperature and humidity of the room it will live in before it goes down, and that means sitting inside the conditioned space itself, not somewhere nearby. A Florida garage in August, an enclosed lanai, or a truck bed on the way to the job site can all sit twenty or thirty degrees away from what the air-conditioned interior will hold. Planks that acclimate in one of those spots and then get installed in the house are starting from the wrong baseline. They will expand or contract to catch up with the room after the fact, right through the joints and the perimeter gap, and the manufacturer sets the specific window that installation should work to. That number belongs to the product data sheet, not to habit.

Expansion gaps: the second major failure point

Do you need an expansion gap for vinyl plank flooring?

Yes, at every wall and every fixed object the floor meets, without exception. Vinyl plank expands and contracts with temperature and humidity, and a floating floor installed tight to a wall has no way to accommodate that movement except by pushing against something. The result is a floor that buckles or tents somewhere in the field of the room, usually not right at the wall itself but a few feet in, wherever the accumulated pressure finally has to release.

The gap is not only a wall requirement. Door jambs, cabinet toe kicks, fireplace hearths and structural columns are all fixed points the floor runs into, and each one needs the same clearance a wall does. A kitchen island or a run of cabinetry installed after the floor, with no gap left around its base, is a common place we find this mistake, because it is easy to think of the perimeter as just the outer walls of the room.

The Florida temperature swing makes a tight floor fail faster

This is the part of the problem that is genuinely specific to this coast. A second home, a rental between guests, or any house that gets shut up with the air conditioning turned off or set high in August is not living in the stable, moderate range the floor was installed under. Indoor temperature and humidity in a closed-up house in summer can swing far wider than in a home that stays occupied and conditioned year-round. A floor with a proper expansion gap absorbs that swing without incident. A floor installed tight, that happened to look fine through a mild winter, is often the one that buckles the first time the house sits closed through a hot stretch. The failure shows up seasons after the installation, which is exactly why it gets blamed on the product instead of the install.

Moisture from below is a separate problem worth testing for

The plank itself is waterproof, but what sits underneath it is not automatically safe just because the surface never sees standing water. Slab vapor drive can carry moisture upward into the assembly for years, and it can affect adhesive, encourage odor, or support growth in the underlayment where nothing evaporates it away. Underlayment: do not double up a pad that is already there

Most vinyl plank sold today comes with an attached pad on the underside, built to the manufacturer’s specification for cushioning and sound. Adding a second underlayment on top of that, often for extra comfort or noise reduction, changes how the floor compresses underfoot and can affect how the locking joints engage and hold. If a plank has an attached pad, it is designed to be installed on the bare subfloor, not over another layer, unless the manufacturer specifically allows it for that product line.

Transitions and long runs need a plan before installation, not during it

A very large open floor plan can ask more of a floating floor than its expansion gap at the outer walls can absorb, and manufacturers set a maximum run before a break is required somewhere in the middle of the space. Skipping that break because the room looks like it should flow as one surface is how a large great room ends up with a ridge across the middle of the floor rather than at a wall where nobody would notice it. Glue-down versus floating in a coastal house

A floating floor installs faster and is easier to repair in sections, and it is the right call in most bedrooms, hallways and living spaces where movement and comfort underfoot matter more than anything else. A glue-down installation bonds the plank to the subfloor directly, which closes off the path liquid takes when it finds a seam on a floating floor, and it holds up better in a room that takes real water traffic, like an entry off a pool deck or a laundry room. On a slab close to the coast, glue-down is also less forgiving of a subfloor that is not properly prepared, since the adhesive bond depends on a clean, flat, sound surface in a way a floating floor does not. Which one is right depends on the room and the subfloor’s condition, not on a blanket rule for the whole house.

The perimeter finish has to leave the gap alone

Once the expansion gap is in place, the base molding or quarter round covering it has to be fastened to the wall, never to the floor. Nailing or gluing that trim down into the plank locks the floor in place at exactly the point that was supposed to let it move, which defeats the gap even though it is invisible once the trim is on. It is a small detail at the very end of the job, and it is also one of the easiest ways to undo everything done correctly up to that point.

What to ask an installer before work starts

A few direct questions separate an installer who plans for this from one who does not. Ask how they will check the subfloor for flatness before installing, and what they do when they find a spot outside the manufacturer’s tolerance. Ask where the plank will acclimate and for how long, based on the product’s own specification rather than a fixed number of days. Ask how the expansion gap will be handled at every wall, doorway, cabinet base and column, not just around the room’s outer edge. Ask whether a moisture test is part of the plan for a slab installation. If the answers are specific and match the manufacturer’s own instructions for that product, the floor is being installed the way it is meant to last.
