Painting a Stilt House on the Gulf Coast: Stairs, Railings and the Underside
A raised coastal house fails in different places than a house on a slab. Why railings rot under good paint, what treated wood needs before it is coated, why the shaded underside still burns, and the fastener detail that decides whether the finish stains.
Painting a stilt house is mostly not a wall job. On a house raised on pilings, the surfaces that fail first are the stairs, the railings, the exposed framing and the underside of the floor above, and each of those fails for a different reason than the walls do. The walls get the attention because they are what you see from the street. The wood components are what will actually put you back into a repaint sooner than you expected, and most of the difference between a finish that lasts and one that does not is decided on those parts before any color goes on.
If you have owned a raised house on this coast for a few years, you already know the pattern. The body of the house still looks reasonable and the stairs look tired.
Why does a raised house need a different plan than a house on a slab?
Because it has far more exposed wood, far more end grain, and far more metal, all of it in the weather from several directions at once. A slab-on-grade house presents mostly stucco or block to the sky and the sun. A house on pilings adds stair stringers and treads, railing posts, balusters, handrails, the framing under the floor, and often a run of trim and lattice at ground level, and every one of those has cut ends, joints and fasteners.
The exposure is also harsher than it looks. The Forest Products Laboratory describes the marine environment as particularly harsh on wood because of wind-blown salt spray, abrasion by sand, and direct and reflected UV radiation, and concludes that a paint system gives the best protection against that kind of degradation. Reflected radiation is the part people underestimate, and it is the reason the shaded surfaces on a raised house do not get the easy life you would expect.
Why do railings rot underneath perfectly good paint?
Because the paint sealed the top and the water got in at the ends. This is the single most useful thing to understand about a raised house, and the Forest Products Laboratory states it directly: film-forming finishes on fences and railings trap moisture if the end grain is not sealed during construction. Their example is a railing eight years after it was built, where water flowed down the railing and soaked into the end grain, and the paint kept the wood from drying out again.
The handbook goes further and flags exactly the case a stilt house is. It advises sealing the end grain or using pressure-treated wood if railings are to be painted, particularly where decay of the wood is a safety hazard, naming railings on decks and porches high off the ground. On a house on pilings every railing is high off the ground. A rotten railing there is not a cosmetic problem, and that is the reason end-grain sealing is worth asking about by name rather than trusting it to happen.
What this looks like in practice is unglamorous. Cut ends get sealed as they are cut, joints get attention before the first full coat, and the horizontal top surfaces that hold water get treated as the hardest-working part of the assembly rather than just more linear footage.
Can pressure-treated wood be painted, or does it have to weather for a year first?
It can be painted, and the waiting period is much shorter than the folklore suggests. Wood treated with waterborne preservatives can be painted or stained as long as it is clean and dry, and the Forest Products Laboratory’s guidance on how long that takes is specific: allow the wood to dry before painting, and one week should be sufficient. The reason for waiting at all is bleed, since preservative can come through a finish, particularly latex paints and solid-color stains, if the wood is still wet from treatment.
Once it is dry, the treatment is largely a non-issue. The handbook notes that the treatment has little effect on finishing once the wood has dried, and that species and grain orientation matter more to the result than the preservative does. There is one real exception worth knowing. Wood treated with oil-borne preservatives, creosote among them, does not accept a finish at all, so if older structural timbers on a property were treated that way, they are a different conversation.
It is also worth saying that finishing treated wood is not optional maintenance. The same source notes that people often replace decking because of weathering rather than decay, and that pigmented finishes slow weathering down. Treated wood resists rot. It does not resist sunlight.
Does the underside of the floor really need coating?
Yes, and it is the surface most often left out of a quote. The underside of a raised floor sits in shade, which homeowners reasonably read as protection, but it takes reflected UV off the ground, sand and water below, along with the same salt-laden air as everything else. It also stays damp longer than sunlit surfaces because nothing dries it quickly, which is the condition mildew prefers.
There is a second reason to coat it. Sealing the underside slows how much water the wood takes on from below, which reduces the movement that cracks a finish on the face you do see. The principle behind back-priming is the same one: cutting water absorption improves dimensional stability, and stable wood puts less stress on the coating.
What fasteners should be in the work?
Stainless steel, or hot-dipped galvanized to the right specification, and this is worth being specific about because the failure is close to permanent. The Forest Products Laboratory recommends corrosion-resistant fasteners such as stainless steel rather than risking iron stain, and where galvanized fasteners are used it is explicit that they must be hot-dipped galvanized meeting the ASTM A 153 specification, noting bluntly that other galvanized fasteners fail.
The reason to care is what happens afterward. Iron stain occurring beneath a finish is described as extremely difficult to fix, because the coating has to come off before the stain can be dealt with at all. So a handful of cheap fasteners on a railing can mean stripping a finish that was otherwise fine. On a house surrounded by salt air, this is not a marginal call.
How much of a stilt house repaint is actually preparation?
Most of it, in the same way it is on the walls, but distributed across many more small parts. Each railing, each stair stringer and each run of trim needs its own inspection for soft wood, failed joints and corroded fasteners, and soft wood gets repaired or replaced instead of painted over. That accounting is why a quote on a raised house covers more line items than a homeowner expects, and why two quotes on the same house can differ so widely.

Where does this come up around here?
On the barrier islands and the bayfront, mostly. Newer construction on Anna Maria Island stands on pilings or over a garage-level lower floor, with big lanais and stairs and railings that take constant maintenance coats, and no elevation on the island escapes chloride exposure with open Gulf on one side and the Sound on the other. The same corrosion pressure shows up on the bayfront communities along Little Sarasota Bay in Osprey, where coatings, railings and fasteners near the water age faster than the same details a mile inland.
The practical read is that a raised house near salt water should be inspected on a shorter cycle than its walls alone would suggest, and that the inspection should start at the stairs rather than the siding.
What to do next
Walk your own stairs and railings before you get a quote. Press on the wood at the joints and at the cut ends, look for rust bleeding out around fastener heads, and look at the underside of the floor above you. Those three checks will tell you more about what the job really is than a look at the walls will.
